All bids received will be put in priority order to produce a list of eligible applicants for each property advertised. The landlord of the property will carry out any outstanding eligibility checks, (e.g. rent checks, household circumstance checks).
If your name is at the top of the priority list you will normally be invited to view the property unless there are reasons why we are unable to do this, for example, you have rent arrears or the Council or your Housing Association partner Landlord is taking legal action against you for breaching a tenancy condition. If we are unable to offer the property to the applicant at the top of the list we will move to the next applicant and so on.
If you decide to refuse the property it will be offered to the next person on the priority list.
If you refuse a home that is offered to you we will review your application. A 12-month demotion to the bottom of the Band your application is currently in, will be enforced upon refusal of a third offer from the date this policy came into effect. In addition, this penalty will be repeated every time you refuse a subsequent offer. The original priority date will be restored on expiry of that 12 month period.

If you are offered a property you will not be shortlisted for other properties until you have decided to either accept or refuse the offer.
If you accept the property you will be advised when you can sign for the tenancy and when it will commence. Tenancies normally start on a Monday. There are some exceptions to this start day, with some of our Housing Association partners.
Please note:
Preference for ground floor properties will be given to applicants requiring, or recommended ground floor only accommodation e.g. on medical grounds.
More specifically, Category A or B Wheelchair accessible homes will be offered to applicants recommended for this type of property.
